Open houses have long been part of real estate marketing. Many sellers expect them to be included as part of the selling process.

But do open houses actually sell homes?

The answer is a bit more complex than a simple yes or no.

Direct Sales From Open Houses

Only a small percentage of homes are purchased by buyers who first discovered the property at an open house.

However, this does not mean open houses are ineffective.

Creating Exposure and Momentum

Open houses create additional exposure for a property by allowing multiple buyers to view the home within a short time period.

This can help:

  • Increase overall awareness of the property
  • Generate additional showings
  • Create early buyer interest

Neighborhood Interest

Many open house visitors are actually neighbors. While they may not be buying themselves, they often know friends or family members interested in moving into the neighborhood.

Because of this, open houses can serve as an additional marketing channel for the property.
